An Office That Inherits the Memory of the City

"This project is an office building planned on a site facing both Heisei-dori and Matsuya-dori in Tsukiji, Chuo Ward. It is a rental office belonging to the “CIRCLES+” series, which expands upon the compact office brand “CIRCLES” developed by Mitsubishi Estate under the concept of “a place where people gather and work,” adding a wide variety of elements. In an area where large-scale redevelopment projects are planned and the cityscape is undergoing significant transformation, the design aims to inherit and reflect the history of Tsukiji. Making use of its corner-site location facing two roads, the curtain wall oriented toward the intersection and the continuous square glass façade express the scenery of the past, when theaters flourished and banners once lined and fluttered through the streets. For the interior, vertical wooden louvers and plaster finishes that evoke traditional craftsmanship were adopted. In addition, to improve business viability, the design aims to maximize the rentable ratio by providing equipment balconies on each floor that also serve as evacuation routes. This approach allows shared areas to be made more compact, thereby securing the maximum possible leasable floor area."
